Stonewater Subdivision was begun in 2006. After the original builder departed, Lindbergh Properties purchased the remaining lots in 2011. The subdivision has three phases, the third of which is nearing completion.
It has a homeowners association that is a Missouri nonprofit corporation. Trustees perform duties in accordance with a declaration of covenants, conventions, reservations and restrictions filed in November 2011 and subsequent amendments. These indentures bind all owners of homes build since that time to their legal requirements.
All HOA members are responsible for annual dues of $350 and must follow the covenants, which were signed at the time of home purchase.
Although Stonewater homes have a Pevely address, the subdivision is in Herculaneum. The 63070 ZIP code was established long before Herculaneum annexed Stonewater.
